Subdivision, apartment and townhouse projects approved in Abbotsford

New developments include 130 units in 19 buildings in UDistrict

Abbotsford council has approved a six-storey 134-unit apartment building with two ground-floor commercial retail units at 32528 Simon Ave.

Abbotsford council recently approved several large housing projects.

Apartment projects that have been approved include a 72-unit six-storey building at 32129 and 32143/32145 Tims Ave.

Also approved is a six-storey mixed-used development at 32528 Simon Ave., consisting of 134 residential units and two ground-floor commercial retail units.

Council has also given the thumbs up to the rezoning of a 98-acre property at 35602 Straiton Rd. to allow for a 26-lot strata subdivision with secondary suites permitted in all the homes.

The property is within the McKee Neighbourhood Plan, and the previous zoning permitted 77 townhouses.

“The applicant felt that based on the natural environment and geotechnical areas present on the parcel, that larger-density single-family lots at a lower density would have less impact on the surrounding environment,” stated a staff report to council.

Staff agreed with the rezoning, saying that a 26-lot subdivision is “of a form, character and density that is more appropriate for the neighbourhood context.”

Council has also approved a 130-unit townhouse development within 19 buildings at 1455 McCallum Rd.

The project is south of King Road at the southern edge of the UDistrict neighbourhood and within walking distance of University of the Fraser Valley.

Two other adjacent townhouse developments are nearing final approval in the area of Highway 11 and Sumas Way (the Highway 11 bypass) and south of Hazelwood Cemetery.

One consists of 145 units and the other is 69 units. Both projects received first and second reading at the council meeting on March 12, and now proceed to the public-hearing stage before final adoption is considered.
