A developer wants to build 38 single-family homes in a new development off of Old Clayburn Road.

Last Monday, council approved forwarding the proposal to a public hearing.

The proposal would see the creation of a small subdivision on a five-acre parcel of land at 4217 Old Clayburn Rd.

The land is currently zoned as agriculture one zone, although it’s not within the agricultural land reserve and is located within the city’s urban development boundary.

A staff report recommends support of the rezoning of the parcel, but says the proposed rezoning is consistent with the city’s Official Community Plan.

The report notes that the city’s affordable housing encourages a range of housing types and the proposed development’s smaller lots in bareland strata context is different from many of the city’s other neighbourhoods.
