Four apartment buildings proposed near former Abbotsford hospital

A four-building apartment development is proposed for Mayfair Avenue and McCallum Road in Abbotsford.

Abbotsford council has given initial approval to a rezoning application that would see four apartment buildings constructed along Mayfair Avenue and on a portion of the former Cannon Medical Clinic on McCallum Road.

The six-storey buildings would comprise a total of 264 units across 1.5 hectares (3.6 acres) at 2151 McCallum Rd. and 33509, 33525, 33549 and 33563 Mayfair Ave.

To the north of the site is the land previously occupied by the former MSA Hospital. That property is under application for the proposed development of six-storey apartment buildings.

Council passed first and second reading of the rezoning application for the four apartment buildings at its meeting on Nov. 6, and the matter now proceeds to a public hearing at a later date.

The applicant, Focus Architecture Inc., is seeking rezoning of the properties from RS3 (urban residential zone) and C3 (community commercial zone) to the N115 comprehensive development zone.

According to a staff report to council, the buildings would share a two-level underground parkade with 368 parking spaces.

The total numbers of units would consist of 62 studio apartments with an average size of 441 square feet, 102 one-bedroom suites averaging 571 square feet, 76 two-bedroom units averaging 750 square feet, and 24 three-bedroom units with an average size of 890 square feet.

The proposal also includes upgrades to the intersection of Mayfair Avenue and McCallum Road, including a traffic signal and left-turn lanes.
