Apartment building with below-market rentals proposed in east Abbotsford

A six-storey 60-unit apartment building has been proposed for Eleanor Avenue in east Abbotsford.

A 60-unit six-storey apartment building has been proposed in east Abbotsford, with all units being available at below-market rents.

The project is located at 2090 Eleanor Ave., north of Marshall Road and east of Sumas Way.

Council gave first and second reading Aug. 28 to an amendment to the applicable zoning bylaw.

The project requires rezoning from the urban estate residential zone to the mid-rise apartment zone.

A staff report to council says the area for the proposed development is a “transitioning neighbourhood with many active applications for future apartment buildings.”

The project consists of 40 one-bedroom units and 20 two-bedroom units ranging in size from 586 to 919 square feet.

Also included are an underground parkade and surface parking with a total of 85 stalls and a common outdoor amenity area.

The staff report states that the applicant – U Dist Property Mgmt. Inc. – is planning to work with the Canada Mortgage and Housing Corporation for financing.

“The applicant has committed that all units will be at a minimum 10 per cent below market value for one- and two-bedroom rentals,” the report states.

The matter comes before council for a public hearing at a later date, after which final approval will be considered.
